You can use the Apply Now button to complete a rental application once you have found your new home. We only accept rental applications online. We do not process paper leases or applications. Each applicant 19 years old and older must have a unique email address and complete a rental application. Background and credit checks are conducted as part of the applicaton process.

Application Approval

The application fee covers a background and credit check. Applications are processed in 1-2 days. You will be notified via text or email of an approved application.

As a guide, we don't expect perfect credit. However, if you have many recent unpaid bills for basic things like utility, phone, or car, then you will likely not be approved. We understand many people have challenges with medical bills and may consider this in the approval process. A credit score above 600 is expected in most cases.

We require verifiable income (pay stubs) of three times the monthly rent. If rent is $800, then you must have verifiable income of $2,400/month.

Security deposit is equal to one month of rent.

Pet Policy

We do not have restrictions on animal size or breed. Visiting pets are not allowed. A $300 refundable pet deposit is required for all pets as well as a one time $100 per pet fee. We do not charge "pet rent". Outdoor animals must be kept in an enclosure like a dog kennel. We do NOT allow dogs to be chained to a stake or on leads outside of a kennel.

A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile, a “no pet” profile, or request accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.
