Community Covenants

Current Community Rules. Living together in a community requires some basic common sense rules between neighbors to maintain a quality neighborhood and the value of your home. It's not that we like to enforce a bunch of rules - it just keeps the neighborhood enjoyable for all.

Everyone living in the community, renter or owner, agrees to abide by these basic rules for everyone's benefit. Changes to the covenants are reviewed yearly at the annual neighborhood meeting.

Your Home

Homes must be underpinned with a suitable material within four weeks of move in.

Homes must have a deck with a top landing of at least 4' x 4'. Covered porches or awnings are encouraged. Porch covering should match the home's roof covering. No tin porch roofs on shingled roof homes.

No business in which customers regularly visit can be operated from your home.

Clean Neighborhood

Everyone is expected to do their part to keep the neighborhood neat and clean including washing exterior of homes, preventing litter and keeping the grass cut as needed - usually every 2-3 weeks in summer.

Garbage should be removed at least twice a month and stored out of sight and away from curious wildlife (that will glady go through your garbage). Burning of trash is prohibited (and against the law). People with garbage pickup service should leave garbage cans by the road only on garbage pickup day. They should be stored behind the home the rest of the time.

Parking

All vehicles, including guest's vehicles, should park in the driveway only. Do not park cars or other vehicles, working or not, on the lot yard for any reason. Park only on prepared (paved/gravel) road surfaces. No more than three cars parked on a regular basis. All vehicles must be in operating condition with current registration or be stored in a car garage (large storage unit). No commercial vehicles (including coal, dump, or tractor trailer trucks), equipment of any kind, utility trailers (any size), horse trailers, extra-large trucks/trailers, or vans will be parked on the premises at any time. A single small boat, personal watercraft or ATV may be parked behind the home. The tractor part of a big rig can count as one of the cars in the driveway.

No parking of commercial vehicles. Full size pickups and vans used for work are fine.

Pets / Wildlife

Approved outdoor pets are welcome as long as they are contained in a pen or fenced in yard which the tenant is responsible for keeping in good order. Only approved materials can be used for pens or a yard fence.  This is typically chain link fence or wood privacy fence. No dogs on a chain! Approval for anything other than cats or dogs is required. No farm animals. $100 per pet fee, $300 additional security deposit. Maximum of 4 pets. Maximum of 2 large dogs outside. No pit bulls or aggressive breeds. Owners/Tenants are responsible for all pet actions.

Pet owners are responsible for actions of their pets and the pets of any visitors. Walker County doesn't have a leash law. However, anyone may call the county to have stray animals removed. Collars with name tags are recommended for any outdoor pets.

There are many deer around the property. Hunting of any kind, except with a camera, is prohibited.

Landscaping / Gardening

One of the benefits of large lots is space! In addition to our landscaping, tenants are welcome to do their own landscaping within reason.  Please check with the property manager for more than a few plants or trees.  Front lawns should be fairly clean and clear with more flexibility in the back yard.

Eating fresh veggies from your own garden can't be beat! A few garden plants near your home to the rear is allowed (approximately 15 square feet).  Larger areas on neighboring land may be available upon request.

Everyone is expected to help the community by keeping landscaping watered.

Miscellaneous

No swimming pools may be installed on the property.

Small storage buildings are allowed with prior approval of building and placement. Storage builds should be placed to the rear of the property.  

All of the land surrounding your lot is considered private property.  No one should trespass on this property.  Tenant is responsible for informing any guests.
