Current Community Rules
Living together in a community requires some basic common sense rules between neighbors to maintain a quality neighborhood and the value of your home. It's not that we like to enforce a bunch of rules — it just keeps the neighborhood enjoyable for all.
Everyone living in the community, renter or owner, agrees to abide by these basic rules for everyone's benefit. Rules may be updated from time to time. A current list of all rules is available at this link Current Community Rules..
Your Home
- Homes must be underpinned with a suitable material within four weeks of move-in. We recommend metal underpinning from Metal Central in Jasper.
- Homes must have a deck with a top landing of at least 4' × 4'. Covered porches or awnings are encouraged and should match the home's roof (no tin porch roofs on shingled homes).
- No business in which customers regularly visit may be operated from your home.
Clean Neighborhood
- Residents must wash home exteriors, keep lawns mowed (every 2–3 weeks in summer on the same schedule as our landscaping service), and prevent litter.
- Garbage must be removed at least twice monthly and stored away from wildlife. Burning trash is prohibited.
- Garbage cans should only be roadside on pickup day, and stored out of sight behind the home at other times.
Parking
- All vehicles (including guests') must park in driveways on paved or gravel surfaces.
- No yard parking. No more than three regularly parked vehicles per home.
- All vehicles must be operational and registered, or stored in a garage.
- No commercial vehicles (e.g. coal trucks, dump trucks, trailers). Work pickups/vans are allowed.
- One small boat or ATV may be stored behind the home. Tractor-trailer cabs count as one vehicle.
Pets / Wildlife
- Outdoor pets must be kept in approved pens or fenced yards (chain link or wood). No dogs on chains.
- Maximum 4 pets, including no more than 2 large dogs outdoors. We do not restrict breeds but aggresive animals are not allowed.
- $100 per pet fee + $300 security deposit. Owners are responsible for all pet actions (including guests').
- Stray animals may be reported to Walker County. Outdoor pets should wear collars with name tags and generally be leashed. Roaming animals may be captured and taken to an animal shelter.
- No hunting is allowed—except with a camera. Deer are common on the property.
Landscaping / Gardening
- Tenants may do personal landscaping, planing flowers or shrubs, with approval for larger projects. Front yards should remain tidy.
- Gardening is allowed in small areas (~15 sq ft) near the back of the home. Larger plots may be requested.
- Residents should keep their landscaping healthy by watering during the summer months.
Miscellaneous
- No swimming pools other than small kiddie pools (12" deep x 5' diameter) are allowed.
- Small storage buildings are permitted with prior approval and must be placed behind the home.
- All surrounding land is private. No trespassing. Tenants are responsible for guest compliance.
